MT Højgaard Holding’s business unit Enemærke & Petersen will, through the construction partnership LIVA, lead a comprehensive refurbishment of the Lærkeparken housing department in Odense. The project is being carried out as a turnkey contract for housing organisation Civica with a contract value of approximately DKK 540 million. The contract is conditional on obtaining a schedule B commitment from Odense Municipality.

The refurbishment follows a master plan with support from the Danish Building Fund. The plan addresses typical challenges in constructions from the 1960s, including heat loss, moisture and poor indoor climate. At the same time, the plan supports the intentions of the statutory development plan for Vollsmose to create a mixed urban and residential area with several types of housing and service offerings that can attract new residents.

Before the refurbishment, Lærkeparken consists of 504 homes in eight blocks. During the renovation, 136 homes will be demolished to make room for new urban spaces and infrastructure improvements. The remaining 368 homes will be updated, and 124 of them will be converted into accessible homes with easy access routes for people with walking difficulties or self-reliant wheelchair users, as well as an elevator.

Work on infrastructure and outdoor areas will commence in the fourth quarter of 2026. In addition to utilities and sewers, new roads, bicycle and pedestrian paths, and more parking spaces will be established close to the homes. In addition, green zones with recreation and activity areas will be created.

The refurbishment work will begin in the first quarter of 2027 with the demolition of selected homes and garages, and the work will continue in stages until handover in the first quarter of 2030. The facades will be insulated, and the buildings will get a new look. Roofs will be refurbished as necessary, and the closed balconies will be opened up. In addition, the buildings will be updated indoors, including by renovating kitchens and bathrooms and installing new ventilation systems.

“We look forward to continuing the close collaboration with Civica and our joint partners in LIVA to create modern and good homes for the residents of Lærkeparken. Together, we have established a good plan for the future of Lærkeparken, and we look forward to implementing the plan in a close and respectful dialogue with the residents and their representatives,” says Tjørn Djurhuus, Head of Division at Enemærke & Petersen.

The turnkey contract at Lærkeparken has no effect on MT Højgaard Holding’s expectations for 2026, but it confirms Enemærke & Petersen’s strong position within the refurbishment of public housing, both through multi-year construction partnerships and other close collaborations. Since 2021, Enemærke & Petersen has collaborated with and carried out tasks for Civica via the partnership LIVA, which also includes ERIK Arkitekter, byMUNCH urban and landscape design, SWECO and Sweco Architects.
